Lewisville-Clemmons Home Prices Up Again
Our latest Lewisville-Clemmons Residential Real Estate Market Report for October 2020 is out. The data confirms the local real estate market continues to remain strong. October showed positive gains in new listings, pending sales, closed sales, median sales price, average sales price, and percent of list price received. Once again, Lewisville-Clemmons home prices are on the rise. The median sales price was $298,634, which is up 6.7% over last year, and the average sales price is even higher. The average sales price was up to $325,467, which is 5.7% higher than October 2019.
It's a Seller's Market
Key metrics that indicate if the local real estate market is a seller's market, in balance or a buyer's market, continue to prove that it is a seller's market. The Days on Market until Sale decreased over 48% to 27 days; homes are still selling quickly. Additionally, the inventory decreased by over 38% from last year; there are only 146 properties in the Lewisville-Clemmons area for sale at the end of October. Based on sales, that means the local inventory is only 1.9 months, which was a decrease of over 48% from last year.
